Arrived on location and found that the drain line is stopped up and drain under the house. I recommend that we run a new drain line to the outside of the house and install a clean out tee. I would also recommend installing a SS2 safety switch that will shut down the system if the drain line stops up again. We also seen that the condenser coil needs to be chemically cleaned and recommend clean it also. We also recommend cleaning the evaporator coil. This customer called us stating that their system was not cooling part of their office, We found that the condenser was dirty. I cleaned the condenser and talk to Tommy about servicing the rest of the systems. He approved cleaning and servicing the system. We came back the next day and pull apart the other 3 condensers and cleaned the coil. We blew out all 4 drain lines and primed the traps. We also pulled the down stairs west side blower and cleaned it. I got all the remove sizes and inspected the ductwork for the upstairs unit and will do a heat load to determine if the unit needs to be up sized in order to add some ductwork in the hallways to condition those due to the heat load from the space and the windows. All 4 units are working and cooling at this time. I will get back with the customer after I run a heat load for the upstairs south side.

found that the system was froze up. I turned the system off and ran the fan to thaw the unit out. After the system was thawed out I installed a service port and checked the refrigerant charge. I found that the system was low on refrigerant. I used an electronic leak detector and found that the refrigerant leak was in the evaporator coil. I put the system back together and charged the system. We will check price and availability on a replacement evaporator coil and a complete replacement system.
